Shut off the main water supply, then cut power to the affected area at the breaker if you can reach it without standing in water. Move electronics, documents and valuables to a dry level. Take photographs before you move anything else — that documentation matters for your claim. Then call for professional extraction; every hour of standing water increases the scope of what has to be replaced.
Pricing & Payment
For a single room with clean water caught quickly, mitigation typically runs $1,200 to $3,500. Multi-room losses with saturated flooring run $4,000 to $10,000. Category 3 losses requiring demolition and disinfection, or losses spanning multiple floors, run $10,000 to $30,000 or more. Reconstruction is priced separately once the scope is known.
Insurance & Claims
Sudden and accidental discharge is covered under nearly every standard policy — a burst supply line, a failed water heater, an overflowing appliance. Gradual seepage, long-term leaks, poor maintenance and rising surface flood water are typically excluded. The cause and duration determine coverage, which is exactly why documentation from day one matters.
The Restoration Process
Three to five days for a typical single-room Category 1 loss. Seven to ten days when hardwood, plaster or multiple rooms are involved. Equipment stays until documented moisture readings match an unaffected control area — not until a fixed number of days has passed.
Mold & Air Quality
In Houston's humidity, colonisation typically begins within 24 to 48 hours on porous materials. That is dramatically faster than the 72-hour figure often quoted nationally, because our ambient humidity rarely drops low enough to slow it down.
Prevention & Maintenance
Shut off the main water supply at the street or the house valve — this single step eliminates most catastrophic vacation losses. Also set the thermostat no higher than 80°F so humidity stays controlled, and have someone check the property every few days.
