Water Damage

Water Damage & Flooding

Emergency extraction, flood cleanup and structural repair for burst pipes, storm intrusion, roof leaks and standing water — dispatched around the clock.

Water Damage RestorationThis is the full-scope service that covers everything between the moment water enters the building and the moment the last piece of baseboard goes back on. It combines extraction, documented drying, antimicrobial treatment and reconstruction under one crew, one scope and one claim file. Whether a three-day dry-out or a three-week rebuild results is decided almost entirely in the first twenty-four hours.Emergency Water ExtractionExtraction is the single highest-value hour of any water loss: every gallon pulled mechanically is a gallon that never has to be evaporated out of your building. Crews arrive with extractors already loaded and pumping starts before the paperwork does. The goal is not to finish the job on day one, it is to stop the loss from getting bigger.Flood CleanupFlood water is a different problem from a burst pipe. It arrives from outside, it carries soil, fuel, fertiliser and sewage, and it is treated as Category 3 from the moment it crosses the threshold. That changes the entire scope: porous materials in the flood line come out rather than getting dried, and the building is disinfected before it is rebuilt.Water MitigationMitigation is the insurance term for stopping the damage from getting worse, and it is a distinct phase with its own scope, pricing and documentation standard. It ends the day the building meets dry standard — reconstruction is a separate agreement. Carriers evaluate mitigation on how quickly it started and how well it was recorded, which is why our documentation begins on the first visit.Burst Pipe CleanupA burst line is a volume problem: a half-inch supply pipe releases several hundred gallons an hour, and most of that water disappears into wall cavities and joist bays before anyone sees it. Repairing the pipe is a plumber's job and takes an hour. Getting the water out of the structure it soaked on the way is ours, and it is the part that decides whether you get mold.Ceiling Water Damage RepairA stained ceiling is the visible end of a leak that started somewhere else — an attic line, a bathroom above, a roof penetration. The ceiling is also the most dangerous assembly in the building to leave wet, because saturated insulation sitting on drywall can bring the whole plane down without warning. We stabilise it, find the source, dry the cavity and rebuild the finish so the repair does not read as a patch.Roof Leak Water DamageRoof leaks do their damage in the attic long before they show up on a ceiling, which is why the interior scope is almost always larger than the homeowner expects. We stop the intrusion with emergency tarping, then work the whole path the water took: decking, rafters, insulation, top plates, ceiling and the wall below. Because roof losses are usually storm claims, cause documentation is written for the adjuster from day one.Basement Water RemovalBelow-grade spaces trap water and hold humidity, so a basement that looks dry on the slab can still be pushing moisture through block and concrete for weeks. Removal is only the first half — the real work is drying an enclosed space with no natural air exchange and keeping the relative humidity down long enough for the structure to release its bound water.Crawl Space Water RemovalWhatever is happening in your crawl space is happening to the floor of your house. Standing water under a home evaporates upward through the subfloor all day, so the symptoms usually show up as cupped flooring, high indoor humidity and a smell in the rooms above rather than anything visible below. Access is tight, so this is equipment and technique work rather than brute force.

Leaks & Appliances

Leak & Appliance Failures

Source-specific cleanup for slab leaks, supply-line failures, water heaters, washing machines, dishwashers, fridge lines and AC condensate overflows.

Slab Leak CleanupA slab leak releases water under the concrete, and by the time it appears at the edge of a room it has usually been running for weeks. Concrete stores that moisture and gives it back slowly, so slab losses need a genuinely different drying approach from a surface spill — and the flooring assembly above almost always has to come up to get at it.Plumbing Leak CleanupSlow plumbing leaks are the opposite problem to a burst line. The volume is tiny, the damage is concentrated, and the material has usually been wet long enough that the question is not just drying but whether growth has already started. Most of the work here is diagnostic: finding every place the drip landed before deciding what can be dried and what has to come out.Water Heater Leak CleanupA failed water heater does not just spill its tank — it keeps feeding from the supply line until someone closes the valve, which is why forty gallons routinely becomes several hundred. Where the unit sits determines the whole scope: a garage failure is a floor job, a closet failure soaks adjoining walls, and an attic failure is a ceiling collapse waiting to happen.Washing Machine Overflow CleanupLaundry losses are dominated by one detail: where the machine sits. A ground-floor overflow is an extraction job; a second-floor laundry room sends water into the ceiling below, down two wall cavities and often into a downstairs closet before anyone hears it. Drain-line overflow is also grey water rather than clean, which changes what gets saved.Dishwasher Leak CleanupDishwasher leaks are deceptive because the machine hides its own damage. Water discharges under the unit, runs beneath the cabinet run and under the flooring, and the first visible sign is often a swollen cabinet base or a lifting plank several feet away. Getting equipment into the cabinet void and under the flooring is the entire job.Refrigerator Water Line Leak CleanupThe ice-maker line is the quietest leak in the house. A plastic supply tube weeping behind a refrigerator that nobody moves can run for a year, and the damage is usually discovered when the floor starts to lift or the room next door develops a smell. Because the material has been wet continuously, mold assessment is part of the job rather than an optional extra.AC Drain Line Overflow CleanupIn a hot, humid climate an air handler pulls gallons of condensate out of the air every day, and all of it depends on one narrow PVC line staying clear. When that line clogs with biological slime, the pan overflows — and because most units here live in the attic, the water lands on the ceiling. This is the most common and most preventable water loss we attend.Appliance Leak CleanupEvery appliance connected to a water line is a potential loss, and the ones without their own page — water softeners, humidifiers, ice machines, instant hot taps, utility sinks — fail the same way the famous ones do. This is the catch-all page for those, and for situations where you know an appliance leaked but are not yet sure which one.

Drying & Inspection

Drying, Inspection & Moisture Control

The technical side of restoration: structural drying, dehumidification, specialty flooring drying, moisture detection and documented inspections.

Structural DryingStructural drying is the science half of restoration: removing bound moisture from framing, subfloor, plaster and concrete after the free water is gone. It is not a matter of putting fans in a room — equipment counts are calculated from cubic volume, class of loss and material type, then adjusted daily against psychrometric readings until the building matches its own unaffected baseline.Wet Carpet DryingCarpet is usually salvageable; the pad underneath usually is not. Pad is a sponge that holds several times its weight in water and dries far too slowly to beat mold, so the standard approach is to save the carpet by floating and drying it in place while replacing the pad. Whether that works depends almost entirely on the water category and how many hours have passed.Hardwood Floor DryingCupped hardwood is not automatically ruined. Wood cups because the underside is wetter than the top, and if the moisture is pulled out through the boards quickly enough the planks often flatten back out as they equalise. That requires negative-pressure mat systems that draw moisture up through the floor — ordinary air movers blowing across the surface do nothing for a wet subfloor.Dehumidification ServicesDehumidification is what actually removes water from a building — air movers only push it into the air. This page covers dehumidification as a standalone service: chronic indoor humidity, damp enclosed spaces, post-loss moisture control after another contractor has left, and temporary humidity management during construction or storage.Moisture DetectionMoisture detection is diagnostic work: finding water you cannot see and proving how far it has spread, without demolishing the building to look. Thermal imaging shows temperature anomalies, meters confirm whether those anomalies are actually wet, and the combination produces a moisture map you can act on — or use to show an adjuster exactly what is affected.Water Damage InspectionAn inspection answers three questions in writing: what is damaged, what caused it, and what it will take to put right. It is the right first step when you are not in an emergency — buying a property, disputing a claim scope, checking work another contractor did, or deciding whether a stain is worth worrying about.

Emergency & Rebuild

Emergency Response & Rebuild

Whole-loss services: 24/7 response across every damage type, emergency board-up, commercial continuity work and full reconstruction.

Storm Damage RestorationStorm losses combine an envelope failure with water intrusion, and they arrive in volume — which means the first company on site is usually the one that gets the building secured before the next band of weather. We stabilise first, document the storm cause properly, then handle drying and rebuild as one continuous scope.Commercial Water DamageIn a commercial loss the water damage is rarely the biggest cost — the closure is. Everything about how we work a commercial job is built around keeping the business trading: after-hours scheduling, phased containment so unaffected areas stay open, documentation split by tenancy, and equipment placement that does not block egress or trip a fire alarm.Emergency Board-UpBoard-up is the fastest, cheapest thing you can do to stop a bad loss becoming a worse one. An open building takes on weather, invites entry and keeps accumulating damage every hour it stays open — and carriers expect you to secure it. Crews carry materials on the truck and secure openings the same visit, often within hours of the call.Property RestorationRestoration is the rebuild phase: everything that has to be replaced after mitigation is finished. It is ordinary construction work under unusual conditions — an insurance scope, a displaced household and a schedule everyone wants shortened. Keeping mitigation and reconstruction under one contract means nobody argues about where drying ended and rebuilding began.Restoration ServicesThis is the overview page for everything we do — water, fire, mold, storm, sewage and reconstruction — and the right starting point when you know something has gone wrong but not which category it falls into. One company, one project manager and one claim file across every phase, from the first emergency call through to final paint.
