24/7/365 Emergency Dispatch

Water Damage Inspection & Assessment

An inspection answers three questions in writing: what is damaged, what caused it, and what it will take to put right. It is the right first step when you are not in an emergency — buying a property, disputing a claim scope, checking work another contractor did, or deciding whether a stain is worth worrying about.

Common causes we see

  • Purchasing a property with evidence of past or current water damage
  • Disagreement with an insurer over the scope or cause of a loss
  • Verifying whether a previous restoration reached dry standard
  • Recurring stains, odour or humidity with no confirmed diagnosis

Signs you need Water Damage Inspection now

  • Visible staining, patching or mismatched paint suggesting a past repair
  • Musty odour with no identified source
  • Flooring or trim movement in isolated areas
  • Disclosure of a prior loss with no documentation to support it

Situations we handle every week

  • The seller says the leak was fixed and you want that verified before closing
  • Your claim was scoped for one room and the damage looks wider
  • A previous contractor closed the job and the smell came back

What happens if it is left alone

  • Buying into an undocumented water history means inheriting both the repair cost and the disclosure problem
  • Accepting an under-scoped claim leaves wet material behind finished surfaces that a carrier will not revisit
  • Undiagnosed active leaks keep progressing while everyone assumes the matter is closed
  • Concealed growth found later during a sale stops the transaction at the worst possible moment

How we handle water damage inspection

  1. 1Understand what you need the report forAn insurance dispute, a purchase decision and a peace-of-mind check need different depth. We scope the inspection to the decision you are actually making.
  2. 2Full visual and instrument surveyEvery affected and adjacent area is walked with thermal imaging, moisture meters and hygrometers, and readings are recorded against floor-plan positions.
  3. 3Determine cause and durationStaining patterns, material degradation and moisture distribution indicate whether a loss was sudden or long-term — the distinction most claim disputes turn on.
  4. 4Assess what is salvageableEach affected material is judged for whether it can be dried in place or has to be removed, with reasoning recorded per item rather than as a blanket call.
  5. 5Written report and line-item scopeYou receive dated photos, a moisture map, cause findings and an Xactimate-format scope of repair you can hand straight to an adjuster or a contractor.

  • Full property walkthrough with instruments
  • Thermal imaging and documented moisture readings
  • Cause and duration determination

How this differs from similar services

Water Damage Inspection vs Moisture Detection

Detection is the technical task of locating hidden moisture. An inspection wraps that in cause determination, salvage assessment and a costed scope.

Water Damage Inspection vs Water Mitigation

If the inspection finds active wet materials, mitigation is the emergency work that follows — often starting the same day.

Water Damage Inspection — frequently asked

Assessment tied to an active loss we are responding to is free. A standalone independent inspection for a purchase, a dispute or a second opinion is a paid service, because the deliverable is a defensible written report.

Moisture Detection

Moisture detection is diagnostic work: finding water you cannot see and proving how far it has spread, without demolishing the building to look. Thermal imaging shows temperature anomalies, meters confirm whether those anomalies are actually wet, and the combination produces a moisture map you can act on — or use to show an adjuster exactly what is affected.

Water Mitigation

Mitigation is the insurance term for stopping the damage from getting worse, and it is a distinct phase with its own scope, pricing and documentation standard. It ends the day the building meets dry standard — reconstruction is a separate agreement. Carriers evaluate mitigation on how quickly it started and how well it was recorded, which is why our documentation begins on the first visit.

Mold Remediation

Remediation is not spraying and wiping. It is containing the affected area under negative pressure, removing colonised material without letting spores travel through the rest of the building, cleaning what stays, and then correcting the moisture that caused it. If the water source is not fixed, mold comes back no matter how well the removal is done.

Property Restoration

Restoration is the rebuild phase: everything that has to be replaced after mitigation is finished. It is ordinary construction work under unusual conditions — an insurance scope, a displaced household and a schedule everyone wants shortened. Keeping mitigation and reconstruction under one contract means nobody argues about where drying ended and rebuilding began.
