Property Restoration & Reconstruction
Restoration is the rebuild phase: everything that has to be replaced after mitigation is finished. It is ordinary construction work under unusual conditions — an insurance scope, a displaced household and a schedule everyone wants shortened. Keeping mitigation and reconstruction under one contract means nobody argues about where drying ended and rebuilding began.
Common causes we see
- Structural demolition carried out during water mitigation
- Fire, smoke and suppression damage requiring replacement
- Category 3 losses where porous materials had to be removed
- Storm damage to the building envelope and interior
Signs you need Property Restoration now
- Mitigation is complete and the property is dry but unfinished
- Open walls, missing flooring or removed cabinetry
- An approved insurance scope with no contractor assigned
- A partially completed repair another contractor abandoned
Situations we handle every week
- The dry-out company left and you now need someone to actually rebuild
- Your carrier approved a scope and you do not know if it is adequate
- Half your kitchen was removed and the family cannot live like that
What happens if it is left alone
- Open assemblies collect dust and moisture and degrade further while decisions are pending
- Insurance claims have deadlines, and unclaimed depreciation is commonly forfeited if repairs are not completed in time
- Additional living expense coverage runs out long before an unmanaged rebuild finishes
- Unpermitted or incomplete repairs create disclosure and financing problems at resale
How we handle property restoration
- 1Scope review and estimateThe carrier's scope is reviewed line by line against what is actually needed, and supplements are raised where it falls short — before work starts rather than midway.
- 2Selections and scheduleMaterials and finishes are selected, lead times confirmed, and a schedule issued with the sequence and milestones written down.
- 3Permits and inspectionsWe pull the permits and manage inspections. Structural, electrical and plumbing work all need to be signed off for the repair to be clean at resale.
- 4Licensed trades in sequenceFraming, electrical, plumbing, insulation, drywall, texture, paint, flooring, trim and cabinetry run in order under one project manager and one point of contact.
- 5Punch list and warrantyA joint walkthrough produces the punch list, everything on it is closed out, and workmanship is warrantied in writing.

How this differs from similar services
Property Restoration vs Water Mitigation
Mitigation dries the building and stops the loss growing. Restoration puts back what mitigation had to remove.

Property Restoration — frequently asked
Yes, provided we can verify dry standard was reached. If there is no documentation we will take our own readings first — building over wet framing is not something we will do.

Water Mitigation
Mitigation is the insurance term for stopping the damage from getting worse, and it is a distinct phase with its own scope, pricing and documentation standard. It ends the day the building meets dry standard — reconstruction is a separate agreement. Carriers evaluate mitigation on how quickly it started and how well it was recorded, which is why our documentation begins on the first visit.
Fire Damage Restoration
Most fire losses involve three separate problems: what burned, what the smoke touched, and the water used to put it out. Smoke and soot travel far beyond the fire room and start corroding metal and etching finishes within days, while suppression water needs the same drying response as any other loss — which is why fire jobs move fast in the first week and then settle into a rebuild.
Storm Damage Restoration
Storm losses combine an envelope failure with water intrusion, and they arrive in volume — which means the first company on site is usually the one that gets the building secured before the next band of weather. We stabilise first, document the storm cause properly, then handle drying and rebuild as one continuous scope.
Commercial Water Damage
In a commercial loss the water damage is rarely the biggest cost — the closure is. Everything about how we work a commercial job is built around keeping the business trading: after-hours scheduling, phased containment so unaffected areas stay open, documentation split by tenancy, and equipment placement that does not block egress or trip a fire alarm.
